Caliber Homes carefully reviews the plans to look for ways to build it better AND make living there a better experience.  

 

Smart home features: Ring doorbells, smart locks, Nest thermostat.  Smart home features are a part of the way we live today, and we’re including them on every home.

Package security:  Keeping package deliveries safe is a concern for everyone.  We have a package security closet with a smart lock on the front porch, so package theft won’t be a concern for you.  

Storage…  In this price range, we hear this from buyers all the time…more storage!  When we review building plans, we look for every opportunity to sneak in a little more storage space for the owner.  Check each home’s description for storage details…

Villard and Curtis homes offers great storage including a large attic space with lighting, exterior/interior security/outdoor closet, an interior entry closet, under stair closet, master bedroom closet, bedroom 2 closet, a linen cabinet in the master bath, an upstairs linen closet, and additional kitchen storage in the eating bar.  

Other higher end choices: Custom woodwork stair rail, triple sliding glass doors, and a fireplace, just for the enjoyment of it.

Caliber Homes One Year Warranty and Service 

For almost anything you buy today, there is a way to get service or answers when you have a question or need help.  Everything, that is, except buying a resale home!  In a typical real estate transaction, the buyer and seller have little to no interaction.  A seller turns the home over, and they’re out of there. 

But buying a home is a big deal…you should have some back up when you have questions.  

However, when you buy this home, you’ll have someone to go to with questions and for support.  We’re beginning a builder/homeowner relationship that will start with the transaction phase, and continue with you over the first year of your purchase.  

With Caliber Homes, you’ll get: 

  • a builder ‘blue tape’ walk through, to take care of anything that needs attention in the home;

  • an owner orientation at the time of closing. We will introduce and familiarize you with every aspect of your home, so that you never have to ask, "Where's the water shut off?" or "How do I set my smart key?".  

  • and a one year builder warranty, to address any warrantied items that may come up in your first year of ownership. 

Peace of mind of warranties and service: warranties on systems, appliances, flooring, windows, and more! If something goes wrong, you're covered in so many ways.

1-Year Warranty Service Procedure

Here’s what you do

We are proud of the homes that we build, and want you to be happy with yours for the long run. We provide a one year limited warranty to follow up on some of the things that routinely may occur in your new home over the first year or so of occupancy. Please refer to the homeowner’s packet provided to you at the time of your purchase for instructions on this process.

At the end of your first year in your home, send us a list of any items due for repair or replacement under this warranty agreement, and we will follow up with our contractors. Please review your warranty agreement to confirm that items submitted are covered by the warranty. Although you may request service for any warrantied item within the first year if you choose, we recommend that you wait until the one year period is complete, so that everything that needs attention can be taken care of in that service call.  However, please do not hesitate to contact us prior to your first year of occupancy if there is a more urgent issue. 

Note: If delay will cause extra damage (e.g., if a pipe has burst), call Caliber Homes or the appropriate sub-contractor on the list enclosed in your packet.  It is your responsibility to minimize damage caused by such incidents as leaking pipes.

Quality Construction

Floors: The strong, silent type….that’s what you want in a floor.  It’s essential that homes are constructed to be as solid and squeak free as we can make them.  These floors are not just nailed down like in most homes…they are what is called ‘glued and screwed’…secured to the framing and walls as an extra step to prevent squeaks and feel more solid.

Kitchen cabinets are an important design feature of any home, and it’s not just important that they look great.  It’s important that they are built well.  When you’re looking at cabinets, look for dovetail joints like the ones that you see in Caliber kitchens.  The drawers are stronger and more solid.  You’ll see nailed drawers in some homes that will not wear as well or hold up to as much weight as drawers with higher quality dovetail joints.  These cabinets also have soft glide features, stronger cabinet boxes, and soft close doors which all make a higher quality, more long lasting cabinet.

3 CM solid surface quartz countertops: You’ve seen thinner counters in some homes and apartments, but we put in the full thickness of solid quartz for a higher end look and feel. 

Windows here have woodwork, or wraps:  A wrap is a term for a wood frame installed around a window.  Wraps give a more sophisticated, higher end look.  But they have even more value than appearance.  An unwrapped window will show wear and tear at the edges and corners of the sheetrock, and is very vulnerable to sheetrock cracks showing. These window wraps are cut and installed by our carpenters for a custom fit. 

Tile surrounds in showers:  A fully tiled surround gives a look and feel that’s a step up from a fiberglass bath or shower insert.  Full tile surrounds are more often found in higher priced homes. Are you getting tile or fiberglass in the homes you’re looking at? 

A glass shower enclosure in the master bath is a choice that makes the bath more beautiful and bright.  A glass enclosure is an upgrade that creates a more sophisticated, more spacious looking master bath.

HOA FAQs

 Another difference of a new townhome: HOAs.  Being a part of a community with a homeowners’ association has some differences from owning a single family home…and some of those differences are benefits….especially if you’re at a place in life that you don’t want a lot of extra maintenance or yardwork.  At this home-- Exterior maintenance and professional landscaping are covered, in the short and long term.  So for a small monthly HOA, you can spend your time and money on things other than siding and yardwork.

One more thing about HOAs:  Responsible HOA planning will protect your property’s value and your long term investment. But only if a responsible HOA plan is in place.  To keep HOA fees looking low, because they know buyers look at it, some builders leave owners to figure out how to take care of the community maintenance and finances. Always take a look at what the HOA fees cover—lower isn’t always better.  Make sure that the community has reserve funds for future maintenance, and has responsible financial management.
